The Rose City

Tyler is the county seat of Smith County, with 105,995 residents in the 2020 census, and the principal city of a metro area of 233,479 (Wikipedia: Tyler, Texas). It is named for President John Tyler and known as the Rose Capital of America; the Tyler Rose Garden covers 14 acres with more than 38,000 rose bushes, and the Texas Rose Festival is held each October. The first Adopt-a-Highway program in the world began here in 1985. The University of Texas at Tyler and regional hospital systems make it the medical and educational hub of Northeast Texas.

Homes and systems

  • Older neighborhoods near downtown: homes built before central air often have ducts added later in attics or crawlspaces, sometimes undersized.
  • Mid-century ranches: attic air handlers or furnaces with long duct runs, many on their second or third system.
  • South Tyler growth: larger two-story homes where an upstairs that runs hot is the classic complaint; zoning or a second system is common.

Permits

Asked and answered

HVAC questions from Tyler

  1. Who issues HVAC permits in Tyler?

Inside city limits, the City of Tyler.

  2. Why is the upstairs of my Tyler home so hot?

Hot attics, long duct runs and rising heat. Duct repair, added returns, zoning or a separate upstairs system can help.

  3. Can older Tyler homes get central air?

Many already have it retrofitted. Ductless mini-splits are another option where ducts are hard to add.
